SEGUIN, Texas – A combined Applebee’s-IHOP restaurant will open in Texas in early 2025.
Dine Brands, the parent company of both Applebee’s and IHOP, announced that the first dual location will open in Seguin, Texas, approximately 35 miles northeast of San Antonio. This will mark the first time Dine Brands has brought the idea to America.
The concept places both American brands in the same location, giving guests the option to choose food items from both menus. Customers can enjoy IHOP’s famous pancakes or Applebee’s classic ribs, all from under the same roof.
The concept was created as an idea to help grow the two restaurants. Applebee’s same-store sales dropped almost 6% in the third quarter and IHOP’s fell nearly 2.1%.
The plan is to maximize revenue by combining brands that are traditionally known to serve different dayparts. With a shared kitchen, Dine Brand hopes to get better utilization out of a store by driving in customers all throughout the day which may reduce the cost of operating two separate restaurants.
As of now, there are 13 dual-branded restaurants open across the world, including in Latin America, the Middle East and Canada. The combined concepts are currently ranking in 1.5 to 2 times the revenue of a traditional restaurant.
