Primark Confirms Bahrain and Qatar Opening Dates as Alshaya Group Extends Its Gulf Franchise Rollout

Primark has put dates on two of the most-watched retail openings in the Gulf. The Irish value-fashion chain will open its first store in Bahrain at City Centre Bahrain on 23 September 2026, and its first store in Qatar at Doha Festival City on 29 October 2026, both operated in partnership with Alshaya Group. The announcement, made on 6 September, also confirmed a second floor at the brand’s Mall of the Emirates store in Dubai for November 2026 and flagged two further openings in 2027.

What Primark and Alshaya Actually Confirmed

The disclosure is unusually specific by regional standards. Rather than a vague “coming soon” framing, both dates are fixed, both anchor locations are named, and the UAE investment is quantified in floor space rather than store count. That level of precision usually signals that fit-out is complete or near-complete and that hiring has already closed.

The Mall of the Emirates expansion is the detail operators should read twice. Primark is adding a second floor to an existing store, widening menswear and Primark Home while increasing first-floor capacity across womenswear, kidswear, accessories and beauty. Expanding a proven door before opening new markets is a sequencing choice, not an afterthought.

Why Value Fashion Keeps Finding Room in the Gulf

Bahrain and Qatar are small by population but dense by mall footfall, and both sit inside a GCC retail market where anchor tenancies are negotiated years ahead. A value-led apparel format with high unit throughput is exactly what mall landlords use to lift traffic across an entire floor plate — the same logic driving the growth of experiential retail formats across Asia Pacific and MENA.

The Landlord Does Part of the Site Selection

City Centre Bahrain and Doha Festival City are not incidental choices. Both are dominant regional centres in markets with limited alternative catchment. For an international brand entering through a franchise partner, securing that kind of anchor position is often harder than securing the licence itself.

Alshaya Is the Real Variable Here

Alshaya Group runs more than 50 brands across 19 markets from roughly 3,500 stores, which makes it one of the largest brand franchise operators anywhere. When a brand of Primark’s scale enters four GCC markets, it is buying that installed capacity — supply chain, mall relationships, government-relations bandwidth and a hiring pipeline — rather than building it.

“We’re incredibly excited to introduce the Primark experience to customers in Bahrain and Qatar.”

That is Ghansham Pindoria, Vice President of Primark Middle East. The line is standard launch copy; the structure behind it is not. Multi-market rollouts of this shape are the reason large operators command exclusivity across whole regions rather than single countries, a point we unpacked in our guide to master franchise, area development and single-unit structures.

The 2027 Pipeline

Primark’s GCC expansion continues next year with a store at Aventura Mall in Kuwait and a second Qatar location at Villaggio Mall. Four confirmed openings across three new markets inside roughly 18 months is a fast cadence for apparel, and it suggests the partner is running a rolling site pipeline rather than opening opportunistically.

The Confirmed Facts

  • Bahrain debut: City Centre Bahrain, 23 September 2026 — Primark’s first store in the country
  • Qatar debut: Doha Festival City, 29 October 2026 — the brand’s first-ever Qatari store
  • UAE reinvestment: second floor at Mall of the Emirates, opening November 2026
  • 2027 pipeline: Aventura Mall, Kuwait and Villaggio Mall, Qatar
  • Operating partner: Alshaya Group — 50 brands, 19 markets, about 3,500 stores

What This Signals for Master Franchise Investors

For family offices and multi-unit operators across Asia Pacific and MENA, the useful read is not that Primark is expanding. It is the shape of the deal. A brand with no prior presence in Bahrain or Qatar reached both markets without building a local platform, because the counterparty already had one. That is the entire commercial case for country-level and regional franchise rights: the brand is buying execution speed, and the operator is buying a proven format at scale.

The second read is about market sizing. Bahrain and Qatar are frequently dismissed as too small to justify a dedicated country structure. This deal argues the opposite — they are viable when folded into a regional operator’s existing cost base. Investors evaluating franchise opportunities across Dubai and the wider UAE should treat the smaller GCC states as adjacent territory in a single portfolio rather than as standalone bets, much as Americana’s Gulf development deal for Taco Bell did on the restaurant side.

Brands looking at the region should note the reverse point too: the number of operators capable of absorbing a four-market rollout on this timeline is small, and they are selective. Verified corporate detail on the partner is available on Alshaya Group’s official site.
