Realty ONE Group Enters Mongolia, Selling Master Franchise Rights for Its 26th Country Market

By Sean T. Ngo, CEO & Co-Founder, VF Franchise Consulting

Realty ONE Group International has sold the master franchise rights to Mongolia, adding its 26th country and pushing the American real estate brand deeper into Central Asia. The self-styled “UNBrokerage” confirmed the deal on 8 July 2026, handing an in-market leadership team the mandate to build the network out of the capital, Ulaanbaatar.

A master franchise built around local operators

Rather than opening company-owned offices, Realty ONE Group is following the model that has carried it across nearly 30 markets: award the country rights to experienced local principals, then support them with training, systems and brand. In Mongolia the rights go to two well-known executives, Enkhbat Enkhjargal and Enkhtur Chuluunbat, who bring a mix of corporate strategy, finance and hands-on brokerage experience.

“The UNBrokerage knows no borders.”

Enkhjargal held senior roles at APU JSC and TESO Group and will drive brand-building, marketing and sub-franchise recruitment. Chuluunbat moved from banking into real estate, founding High Pros LLC, where he already leads a team of more than 30 agents. That existing bench gives the new master franchisee a running start on agent recruitment.

Why Mongolia, and why now

Ulaanbaatar concentrates the bulk of Mongolia’s urban population and property activity, and the market still lacks a dominant branded brokerage. For an international franchisor, that combination — a young, urbanising market with a fragmented agency sector — is exactly the kind of white space that rewards a first credible brand. The 100% commission structure and agent-first model Realty ONE Group is bringing in are designed to pull top producers away from independent shops.

The deal in brief

  • Brand: Realty ONE Group International (real estate services franchise)
  • Market: Mongolia — the group’s 26th country
  • Structure: Master franchise rights sold to a local leadership team
  • Base: Ulaanbaatar
  • Network scale: 20,000+ professionals across 450+ locations in nearly 30 countries and territories

What it signals for cross-border franchising in Asia

Real estate services rarely grab the same headlines as food or fitness, but the sector has become one of the more active corridors for master franchising across Asia Pacific. Brokerage brands travel well because the product is a system — coaching, technology, lead generation and a recognised name — rather than a supply chain that has to be rebuilt in every country. Mongolia joining the map is a reminder that frontier markets, not just the obvious ASEAN and Gulf hubs, are drawing international franchisors willing to back the right local operator.

For investors watching the region, the takeaway is straightforward: country-level rights in an under-served market can be secured before a category leader emerges, provided the partner has the operating depth to execute.
